Description: The Chattahoochee River is superseded by the Georgia Metropolitan River Protection Act (MRPA). All construction and development actions, clearance, land disturbance, landscaping, occupancy and use of lands within the Chattahoochee River Corridor shall be undertaken in conformance to the provisions of the MRPA. Protection criteria are established for a 2000 foot corridor from the edge of the Chattahoochee River. This includes a 50 foot natural buffer on both sides of the river; a 150 ft building setback; a 35 foot buffer on tributaries; and controls on floodplain development and the extent of impervious surfaces. The Act specifies that local governments review land-distubing activities and certify that development follows the guidelines for watershed protection. All proposed devlopment plans within this area shall follow the land vulnerability analysis of the Atlanta Regional Commission document entitled Chattahoochee Corridor Study (July 6, 1972). This GIS data was digitized from Chattahoochee Corridor Sturdy LAND VULNERABILITY Map provided by Atlanta Regional Commission in 2007.

The description of each Overlay District is as follows:Atlanta Highway-Mcfarland Parkway-Mullinax Road Overlay District:The Atlanta-McFarland Commerce Overlay District shall consist of those parcels within the boundary identified on the Official Overlay District Map of Forsyth County. Regulations apply to parcels or portions of parcels that fall within 1,000 feet of the centerline of Atlanta Highway; and parcels or portions of parcels that fall within 500 feet of the centerline of McFarland Parkway; and parcels or portions of parcels that fall within 500 feet of the centerline of Mullinax Road. Where land is classified as within the overlay district, the regulations governing development in the overlay district shall apply in addition to the regulations governing development in the underlying base zoning district. In the event of an express conflict between the standards governing a base zoning district and those governing an overlay district, the standards governing the overlay district shall control. Buford Highway Overlay District:The Buford Highway Overlay District applies to all properties indicated on the Official Overlay District Map of Forsyth County. It is a part of protected water supply watershed overlay district defined by Unified Development Code of Forsyth County, Georgia.Hazard Areas:Hazardous Materials Handling Areas that located in the BigCreek Watershed Area, and within seven miles of a water supply intake or water supply reservoir.Peachtree Parkway Bethelview Road Overlay District:The Peachtree Parkway/Bethelview Road Overlay District applies to all properties indicated on the Official Overlay District Map of Forsyth County. Regulations pertain to parcels or portions of parcels that fall within 1,000 feet of the centerline of Peachtree Parkway/Highway 141/Bethelview Road (from Highway 141) to the intersection with Kelly Mill Road with the exception of parcels within the Castleberry-Bethelview Crossroads Overlay District. If a portion of a parcel extends beyond the boundary of the overlay district, overlay regulations may extend to the remaining portion of the parcel(s) at the option of the property owner. Where land is classified as an overlay district, the regulations governing development in the overlay district shall apply in addition to the regulations governing development in the underlying base zoning district. In the event of an express conflict between the standards governing a base zoning district and those governing an overlay district, the standards governing the overlay district shall control. Peachtree Parkway Overlay District:Parcels applies to Peachtree Parkway Overlay Zoning District.Ground Water Recharge Areas:Groundwater recharge or deep drainage or deep percolation is a hydrologic process where water moves downward from surface water to groundwater. Recharge is the primary method through which water enters an aquifer. This process usually occurs in the vadose zone below plant roots and is often expressed as a flux to the water table surface. Recharge occurs both naturally (through the water cycle) and through anthropogenic processes (i.e., "artificial groundwater recharge"), where rainwater and or reclaimed water is routed to the subsurface.Big Creek Watershed Overlay District:Coverage depicting the Big Creek Watershed of Forsyth county.Ronald Reagan/Union Hill Overlay District:The boundaries of the approximate 164-acre Ronald Reagan/Union Hill Overlay District (the “Overlay”) shall be as shown on the Official Overlay District Map of Forsyth County, as established and adopted pursuant to Section 9-1.4 of the Forsyth County Unified Development Code (the “UDC”). All property within the Overlay shall be developed simultaneously or in phases in accordance with this Article and generally in accordance with the master development plan for the Overlay attached hereto and incorporated herein by reference (the “Plan”). The Plan is intended to provide a conceptual context in which property within the Overlay may be developed in accordance with this Article. The reassignment of land uses for buildings depicted on the Plan shall not require a formal plan amendment unless such land use reassignment constitutes a major plan amendment, as set forth in Section 21-9.10 of this Article. Approval of a sketch plat, as set forth in Chapter 8, Article V of the UDC, or any other similar site plan approval shall not be required for new development within the Overlay. Description: In the 1800's a survey of Georgia divided much of the state into its present grid system of "land lots" and "districts." In addition, portions of the state use special areas known as "sections," "headrights," and "Georgia Militia Districts." These land area measures are the topics of discussion in the following sections. The districts are generally square areas of land and do not necessarily correspond with county boundary lines. Each district consists of smaller square grids of land known as land lots which vary in size from as small as 40 acres in the northern portion of the state to as large as 490 acres in the central and southern portions. The 40 acre land lots were purposely made smaller for the gold lotteries in the 1830's. Legal descriptions of property located in those areas of the state so divided must include the land lot number and district number. In some areas of the state legal descriptions may use other land divisions in pinpointing the exact location of the property being described.
